Your Real Estate Agent Must Always Do This For You

Your Real estate agent must always do this for you … without fail
Buyers

  • Interview the buyer
A professional real estate agent asks great, in depth questions that will help the agent and the buyer determine the buyers wants, goals, and needs.
  • Introduce the buyer to the best loan officer for their situation.
Check out our video on choosing the right lender
  • Set up a custom search for the buyer based on your parameters
  • Make recommendations about homes that you should know about. These are homes that they have seen in person, or know are “coming soon” or have heard about from other top agents.
  • Tour homes with you.
Talk about what to look for when you’re in the neighborhood
Talk about the amenities in the area that may be of interest to you
  • Point out what you need to see when you’re in those homes
While you may be falling in love with the house you’re in, a great agent is looking for those things you need to know about. For example: you should probably investigate that big brown stain in the corner of the living room ceiling.

Once you’ve decided to write an offer:

  • Your agent should research all relevant homes that an appraiser may use to compare value
  • Call the listing agent and grill em lol I’m kidding or am I?
A great buyers agent will call the listing agent and ask a series of questions designed to give them insight on the sellers motivation, wants and needs in order to help you determine how to best create a win-win situation
  • Help you decide how to make the best possible offer, and write it
  • Give you advice about possible legal clauses that could put your offer, in the winning position
  • Top agents understand the contract, and will help you understand it too
They know the contract so well, that they can explain it to you in laymen terms
  • Present your offer, and You, to the listing agent without putting you in jeopardy of fair housing issues
  • They are experienced negotiators, knowing how to answer the selling agents questions.

Your offer has been accepted:

Woohoo, congrats!

  • Helps guide you through opening escrow
  • Points you to all of the proper sources to get information about your new home, the area, and the things of interest to you.
  • Helps you understand all of the disclosure notices that you will sign
  • Explains, Recommends, and sets up the home inspections that you choose
  • Goes over all of the inspection reports
  • Helps you decide the importance of the repairs as they pertain to you
  • Drafts the repair request document with you to submit to the seller.
Even if you don’t ask for repairs, you need to submit a document to notify the seller
  • Presents your repair request to the selling agent and negotiates in your best interest

Behind the scenes:

  • Your agent is communicating on your behalf with:
the title company, escrow officer, loan officer, home inspector,
roof inspector, termite inspector, plumbing inspector, HVAC inspector, pool inspector, sellers’ agent, transaction coordinator,
  • Monitoring your contract deadlines, making sure your documents are delivered on time as per your legal agreement with the seller
  • Monitoring your loan progress to make sure that everyone is performing
