Presenting the best offer is imperative in any market. It doesn’t matter if it’s a buyers’ market or a sellers’ market, the goal is to get the sellers agent and the seller to want to accept your offer.
It’s been my experience, that there are several things that most buyers, and even most real estate agents, don’t know.
The sellers agents job is to help the seller determine, which offer, or offers, may be the best, based on all of the following factors… and even more.
• Your real estate agent’s reputation, does make a difference
Remember the sellers agent job? An offer presented by a reputable, well-seasoned agent, is most likely to be moved to the top of the stack, immediately.
• Your lenders reputation makes an even bigger difference
The sellers agents know which lenders do the necessary, upfront homework with the buyer. Top loan officers rarely have a loan denied. It is the sellers agents duty to tell the seller what they know about the lending institution and loan officer
Also, a lender who is local, with local appraiser and local underwriter is much more desirable to the sellers agent and the seller
• By asking insightful questions, they get to know you and understand your personal situation.
So well in fact, that they can recommend strategies that you may choose to present to the seller to create the best offer for both of you
• How the contract is written
An experienced real estate agent knows how to write legal clauses that are easy for the seller’s agent and the seller to understand while still protecting and promoting your interests.
The cleaner the contract, the better
• This may shock you, but the highest price, isn’t always the best offer. A skillful negotiator with great instincts, knows how to ask the right questions, observe, and evaluate the seller’s situation. With this information, they help you formulate the best win-win offer possible.
