Yeah, and I have to be very careful because I hit the table and you guys see the earthquake; nothing’s happening, I swear it’s just me being, like, me 😉
First of all, I want to say we do this show Saturday mornings; we are committed to doing this for you because we want you to ask us questions and we want to make a venue where it’s easy for you to do that. We’re here for you if you want to type something into the comment box… if you want to type into the facebook comment box, James, the secret agent that he is, is behind the camera and we have a screen above us so we can see what James is seen from you. And will answer your questions, right? Upcoming Events
All that being said we have some fun upcoming events that we want to talk about. Absolutely, there’s a couple things going on over at the Sonoran Glass Art Institute and, what’s your favorite thing? We did the we get the glassblowing the Christmas ornaments which was, we two friends Mary Jo and Christy with us and it was a blast! We blew our own Christmas ornament again even if you’ve never done it before, it’s a lot of fun! Also, between now and
Thanksgiving a believe you can blow your own glass pumpkin! Glass pumpkins are super cool!
We’ve set this up so if you don’t have to know all this, we have a website which is at SeeTucsonHomes.com and, if you go to the seats on homes website, you can go right to the things to do calendar and what you’ll do is type in the word “Sonoran” and the calendar will actually pinpoint on little dots on the counter for any events that are being held by Sonoran Glass! So, that’s awesome for a search 🙂
Now, here because it’s me, I found out that you have to delete the words if you want to search something else because it’s still holding onto it, so you gotta delete the word and then you can type in something else, like my Mt. Lemmon. Why are we typing in Mt. Lemmon?
Because they have Night Sky right now! They have events during the week and I think weekends as well on Mt. Lemmon, so you can check out the night sky and the stars. Plus, it’s a lot cooler up there! I’m not sure haven’t got to do this we should probably get some folks you know but I think you like 7 to 10 or 15 people, maybe, and they do a light dinner and you’re there for the evening. I think it just sounds like a blast to get a group together, it would be fun! I like it 🙂 That’s a smiling happy face, means we really like it.

Tucson Accolades
Also on SeeTucsonHomes.com we have a new button at the top of the menu bar that says “Tucson Info” and the info button is there, we’re going to start loading that with lots of great stuff about Tucson, Arizona and our surrounding areas.
Oh, speaking of Tucson, today is Tucson’s birthday! Happy Birthday! There should be a party! That’s right! You can learn about it online and there is a page on facebook for Tucson’s birthday.
Tucson has been getting a ton of accolades, so our team has been researching them to put them on the website for you and the really cool thing is the accolades are worldwide. We’ve got crazy stuff, like i’m sure most people have heard about Unesco. Unesco City of Gastronomy, right?
The one i want to talk about that i think is awesome is Kaboom just awarded Tucson for the tenth year in a row most playable cities award. That is a big deal because that means that Tucson and the surrounding areas are doing great effort and making changes to make sure kids have places to go safely play outside in playgrounds and parks and soccer fields and all that fun stuff that kids need to help with their education and everything else. That’s so important for our families with children and we are just; I’m proud to be part of the city that gets that rating, I think that’s just awesome.
If you want to go to Tucson info and you click on the little drop-down arrow thing it says “Tucson Accolades” you’ll click there and you’ll see the accolade for playable city and there’s another one there right now from best cities for Millennials, which we’ll talk about it another time.
Real Estate Update
Let’s talk about real estate, what’s going on? Real Estate market looks really good right now! well it’s crazy, right? In 23 years of business, I’ve never seen this market, ever. Everything is defied that can be defied. I’m going to read some boring statistics, so stay with me on this because I have a point. Total sales volume decreased in July, all of this is July; average sales price decreased, average list price decreased, contracts decreased, unit sales decreased, medium sales price decreased, listings that came on the market decreased from the month before, right? Average days on market decreased, cash sales decreased but conventional sales are up, so what does that mean? We need more homes to sell!
Buyers are in a great position, they’ve got Pathway to Purchase money available if you’re in Tucson city jurisdiction, and prices decreased so it’s a great time to buy, get off the fence, jump! Get in here now! Call us, we’re gonna get you
pre-qualified with the right… actually we won’t do that, the lender will get your pre-qualified and get you ready for
the Pathway to Purcahse.
Now, here’s the other cool thing, we have sellers that may be on the fence; we have super low inventory and we need you to sell your house, we need you to move now; you’ve had it long enough 😉 There’s these poor buyers and they’re out there looking for your home! What we’re saying here is this: you’ll probably get better prices right now because there’s low inventory, we’re seeing multiple offers, so it’s a great time to sell. If you as a seller do not have enough money in equity, or you don’t think you do, please have that discussion with us because we might be able to help you. You may be able to take advantage of his money. I’m going to hold onto mine. You might be able to take advantage of the Pathway to Purchase program if you sell your home, and will explain that to you as well!
Don’t feel trapped, call us! If you need an extra bedroom, you need to move into a new location, you need to get closer to work or whatever; call us, let’s talk about it we’ll see if we can help you! The market is different and it’s going to get even crazier because we’re in an election year.
You never know what’s going to happen in an election year because either people get really transfixed on the circus on TV or they dont, so we’ll see what happens but right now let’s get going. Call us if you want to buy or sell; it’s a great time for both, which is unusual. It’s usually always a seller’s market or it’s always a buyers market, and now we are in this really cool spot. Interest rates are really low I mean, I want to buy a house right now. You can get up to twenty-thousand-dollar towards your closing costs. That’s another good thing about Tucson, by the way, no earthquakes, no tornadoes, we are a safe city because of that.
4180 W Distant Wash Home Show
What else have we got? Distant Wash; we have a new property on the market. P2P, that’s Pathway to Purchase money, notice I picked up gently, is still available. This is what it looks like $20,000, you get to use up to that amount and the lenders are great at explaining all that. There is a difference between lender so I want to be very clear about this:
- they have to be licensed in the state of Arizona or don’t work with them and,
- they have to be certified to do Pathway to Purchase
